Pleasant Hill Ranch is a 119-acre parcel ideal for someone looking for a great combination property. The ranch is located near Stuart, OK, 2 hours from OKC and Tulsa or 2 1/2 hours from North Dallas. It is only three miles east of Highway 75 on a small county road that is currently in the process of being paved. The ranch is 1/4 mile wide and 3/4 mile long with road frontage on both the north and west sides to give you excellent access to any part of the property.  

An attractive entry gate is located 700 feet south of the northwest corner of the property. From this entry, you can drive onto the property through a small block of trees before emerging into a secluded meadow. There you will find an 8' by 16' shed near a 1/4 acre pond. The shed appears to be in good shape and just needs to be finished out to create a basic hunting cabin. From this point, the trail heads south through the wooded center portion of the ranch. A large fenced off deer feeder is located just downhill from the wood line. Beyond that, a small creek flows through this portion of the property and is lined with moss covered stones. It is flanked by open hardwoods on the west bank and has a thick growth of green briar in spots along the east bank. There are multiple small drainages that feed the creek, and some have rock slabs that look an ideal place for small children to spend the day flipping rocks and playing in the shallow water.

As you follow the drainage to the south, the land slopes up and leads you to a 1.75-acre pond. This pond has a beaver lodge in it, but we did not see any sign of beaver activity on the surrounding trees which lead us to believe that they are no longer in the pond. There were a few ducks on the pond and by all appearances it would be a great place to spend the day fishing during the warmer months. This portion of the ranch is cross fenced and has about 40 open acres of pasture for those who want to run a few head of cows or horses.

The northern boundary has three- phase electric and Rural Water District 2 has a two-inch water line running along this part of the ranch. There is also an electric service running down the west boundary and Rural Water District 6 has a four- inch water line across the county road. The shape of the ranch and the availability of utilities make it very versatile in terms of your use or as a buy and divide. One can easily see where the property could be purchased, then divided into half or perhaps quartered into smaller ranchettes that could be sold off separately.

The Land Doctors will be spending some time on the property soon, trying out the fishing and documenting the deer herd.
