Description

Clearwater Homestead is located 2 miles west of Highway 75, just outside the town of Gerty, OK, and is 100 miles from OKC or Tulsa and 150 miles from DFW. This beautiful homestead gets its name from the crystal-clear spring fed ponds near the home, but we will talk about that a little later.   This 118-acre farm is a workhorse and has been in hay production for many years. The orientation of the property runs south to north across the main hay field leading to a gentle rise at the middle of the property.  The sellers have focused on managing and improving the stand of improved Bermuda grasses and cool season clover/rye grass mix. In addition, the property is completely fenced with 1 smaller pasture toward the front of the property and a small turnout they have previously used for a calving pen in the past.

The home is well maintained and spacious. It is a ranch style, brick home with a large living room complete with custom built-ins and a custom tongue and groove ceiling in the living room. The gas fireplace is surrounded by stone and adorned with a mantle. In addition, it has 3 large bedrooms and 1 bathroom with a separate laundry room. The main bathroom is updated with a large walk-in tile shower and granite countertops. The kitchen has a great layout with ample cabinets and a large center island.  The home is flooded with natural light from the many windows complete with custom wooden blinds. The bedrooms are large with large closets and the master has a separate sink and vanity area.

The backyard area is perfect for entertaining with a large, covered patio and pool area with a spacious wooden deck surrounding the pool. The home is supplied by a well that is around 50 feet deep, a luxury of living over a large aquifer. The outdoor water system supplying the barns and garden area are pond fed with a pump that feeds from the crystal-clear spring fed pond adjacent to the backyard area. The garage is a 30x50 metal building with two large roll up doors on each end and has concrete floors, electric and water.  There is also a barn that has two covered outside stalls and two large stalls inside. The floor is concrete with a small tack and feed room making it perfect for a few horses or show calves if your children are in FFA.

As nice as all those features are, the true beauty of this property is the water. The two ponds around the main homestead are approximately 3 acres and 3.5 acres in size. The main pond has a newer dock for fishing and enjoying quiet country evenings, but that's just what you can see on the surface.  The truly special aspects of these ponds are just out of sight.  First, they are spring fed via base flow from the shallow sand aquifer that Gerty is known for.  This means that the water level is consistent, and the quality is very high.  A pipe connects the upper pond to the lower one so that the flow of spring water can keep the top pond full before flowing down to the lower pond and then out its spillway.  It's not unusual to see a strong flow of water coming out of the lower pond many days if not weeks after the last rain.  You can really enjoy sight fishing on the shallow flats of the lower pond because of the clarity of the water and the color of the bottom makes the fish easy to see.  In addition, the owners love to fish.  Not just go down and drown a worm fish, but rather, they have fished competitively in tournaments for years.  The knowledge gained by fishing so many different lakes was used to design these ponds with humps, points, rock piles, timber, channels, and flats.  There is plenty of fun to be had if you love catching bass and crappie and best of all, it's just a short walk from the back door of the house to the dock.  That short walk at the end of a long day to catch one last bass on a topwater plug as the sun is setting is magic.  You can do that every day at this property.  Let that image soak in for a moment.

The north end of the property has two additional ponds ranging in size from 1/2 acre to 1 acre and a small grove of hardwoods the sellers have designed to bring in the whitetail with cover, food and water.
