Working in Hughes County over the last several years, the Land Doctors have gotten to know the County pretty well. Moreover, recently, we've had the opportunity to work on multiple ranches located within just a few miles of one another. If you follow our properties and have seen Coppedge River Ranch, Clear Lakes Ranch, and Sand Springs Ranch, well then you're in the right spot. And with that, The Land Doctors are pleased to present you our latest listing, Cindy Creek Ranch.  

Located in the middle of Hughes County, Oklahoma, Cindy Creek Ranch is a spectacular 387-acre (+/-) property that features a huge home, large shop, beautiful creek, multiple ponds, productive pasture, and attractive hardwoods and timber. The property is around 86 miles from Oklahoma City and 178 miles from Dallas, with good access and proximity to both US-270 to the North and US-75 to the East.

As you make your way along this L-shaped ranch, you'll enjoy good county road frontage, with more than a mile of the property running along N 377 Rd. The ranch features an ideal mix of pasture and mature hardwoods, with approximately 60% of open pasture and 40% wooded. With a majority of the pasture composed of Kamie loamy fine sand, those interested in running cattle will appreciate productive soils lending themselves well to moderate grazing.

The main entrance of the ranch is located on the northern end of the property and is where you will find the large home and barn. The home is approximately 5,136 square feet with three bedrooms, kitchen, and living room on the main level. The home also includes a large basement, with multiple rooms that could be converted or repurposed to accommodate your needs. Near the main house, you'll enjoy a large Morton shop building overlooking one of the larger ponds on the ranch. The shop is a wood framed structure with a metal roof. Cindy Creek meanders and winds throughout the eastern edge, with more than 2900 feet of the creek running within the property's boundaries. It flows from the North, eventually emptying into the Canadian River. While friends and family will enjoy exploring the deep creek bottoms and the unique pools the creek has to offer, it also provides an important source of both refuge and sustenance for the wildlife Hughes County has become well known for. The property also has a total of five ponds, with the two largest approximately seven-tenths of an acre and eight-tenths of an acre.

The Land Doctors have seen first hand the quantity and quality of the wildlife in this area, specifically the white tail deer and turkey. Both Clear Lakes Ranch and Coppedge River Ranch had extremely high quality trail cam footage we were able to capture this past summer and fall. We will be placing trail cams on this property and images will be updated to the listing soon. We think there are two areas on the property that would make the perfect spot for your favorite blind or tree stand. An open clearing on the eastern edge of the property, completely enclosed by the large hardwoods would be the ideal spot for corn feeders or food plots. An almost identical clearing can also be found on the southeastern boundary
