The Land Doctors are pleased to present our latest listing,
Blue River Pecan Grove. This 200-acre
property is located in Johnston County, approximately halfway between Folsom and
Nida on the Blue River. Located just 13
miles northwest of the Caddo exit on Highway 75, this property is an easy hour drive
from the Northeast Dallas Metro.
True to its name, the property features approximately 2000
feet of Blue River Frontage. In
addition, small creeks and old oxbows also cross the property, providing the
property with great natural sources of water.
The property is blanketed with fertile Class 2 and 3 soils
suitable for intensive farming, cattle, hay or pecan production. These thick soils support an amazing growth
of large native pecan trees and lush grass on 80 acres of open ground. The seller also planted 6 acres of improved pecan
varieties such as Pawnee, Choctaw and Desirable.
The remaining 120 acres is covered with beautiful, large
pecan, oak, walnut and cottonwoods. We
saw several deer while taking photos and plan to put out trail cameras soon so
that you can see the wildlife.
On the eastern edge of the property, the river bottom gives
way to a 20-foot-tall hill that stands as a perfect homesite safely out of the
floodplain. Just to the south of this
location is a large 60 ft x 60 ft metal shop building complete with a generator
building and propane tank.
