Description

UPDATE: After surveying, it was determined that this tract was 30 acres and not 35 acres as shown on the video.

A lot of folks, including us, have wanted a great hunting place their entire life but couldn't afford it.  Yes, we could buy some random little block of woods surrounded by a bunch of other little ranchettes but deep down, we know that the upside to those places is limited.  There is just too much hunting pressure.  If your budget is limited and the acreage is small, it takes the perfect place in the ideal spot to keep you in great deer hunting.  It needs to be at the end of a dead-end road, so that traffic is minimal.  It needs to be surrounded by larger tracts of timber that are connected by a narrow travel corridor that just happens to be on the exact small acreage you are buying.  It needs to be on a river so that new deer are constantly passing through during the rut.  The perfect small place is the intersection of all those things, where the topo, the water and the travel corridors all converge.  Find that spot and you are golden.

The Land Doctors latest listing is just that.  If you have been watching our website, you've seen the Big Buck River Ranch with its impressive track record of trophy whitetails.  Shed River Ranch is an extension of the same property, but just on the other side of the river.  Same owner, same management, same hunting strategies, same big deer, just in a smaller more affordable price.

This property isn't without some negatives.  It is accessed via an easement and there is oil production on the property.  In addition, a railroad runs through it and makes it difficult to access parts of the property. If you can look past that, then you may just experience some of the best hunting of your life.  We've spent just a few minutes on the property this spring and found some impressive sheds.  Our suggestion is to put a very large protein feeder on the property, fill it to the brim, put up a cellular trail camera to watch it, and only go down when it needs to be filled up.  When the rut hits, then go slam the largest whitetail of your life.  That's the game plan for Shed River Ranch.  If you have any questions or would like to schedule a showing, please call Sean Childress at (580) 320-5791.
