Description

Longview Retreat is a wonderful combination ranch located southwest of Maysville, 1 hour south of OKC and 2 hours north of the DFW metro. This 145-acre ranch has a great combination of open meadows full of tall prairie grass and three deep draws lined with massive red oaks perfect for livestock and wildlife alike. In addition, it has a beautiful three-year-old home that would be ideal for your family.

First, let's start with the land. This property has been rented and owned by the same family for decades. Once they purchased the land, they set about a stewardship program in conjunction with the OERB to address erosion caused by past oil field production. All the old oil wells were removed, a new pond dug, and eroded areas were backfilled and reseeded with grass to stabilize them. When you look at the aerial maps, you will see areas of bare soil, but they are long gone today. Instead, you will now find a thick growth of native grasses like little bluestem covering these areas. How tall is the grass? In places all you can see of the cattle is their heads when they raise them to look at you. What does this mean for the next owner? It means that the property is more than ready to support 35 cow calf pairs year around. It also means that even though these areas are technically "open", wildlife routinely utilize them for forage and movement. Deer, turkey and even quail use these areas.

The three deep draws are ideal hunting areas that funnel deer through the property. The growth of large red oaks in them creates a park like setting below their full canopy. Over the years, the owner has managed his deer herd and harvested some rather impressive bucks on the property. This year he routinely had a flock of approximately 40 turkeys and 40 deer eating from feeders in his back yard. Plus, quail have been roosting on the pipe rail fence around the home.

The property has 100 ft of elevation change between high point and deepest draw, generally sloping to the south. The home sits near the high spot of the property and has a 20 mile view to the south. It is beautiful. You can see rolling hills, meadows and the Arbuckle Mountains all from this vantage point. In addition, being out in the country makes for some fantastic sunsets and beautiful starlit nights. If you like privacy, rest assured that you will see very little of your neighbors, and you are tucked mostly out of sight of the road, plus, the property extends across the county road at the entry ensuring that you won't have any neighbors on that side of the road.

As you enter the ranch, one of the first things you notice is that it has great boundary fences, an appealing entry and a very nice pipe and cable fence around the home. The home is located perfectly to take advantage of the big view to the south. With over 3200 square feet of living area and over 6200 square feet under roof, this spacious home is ready for almost any family. It has a two car garage for your vehicles and toys. The three children's bedrooms feature large walk in closets with nice built in storage to accommodate all of their clothes and toys. The master features a beautiful two sink vanity, walk in shower, large tub and extra large walk in closet. The kitchen is a masterpiece with top of the line appliances, cabinetry, and gorgeous countertops. The den also has beautiful cabinetry and fireplace while the dining room has amazing pin striped display shelving for your china and other keepsakes that you want to display. The home also includes a sewing/play room and an office. The owner went to great lengths to bring the outside in by wrap around porch, big swing, play set, and by capturing great views from the windows. We know and will attest to the quality of this structure because it was constructed by the Land Doctors' absolute best carpenters and cabinet makers. We know you will appreciate the quality of the construction and materials used.

We think that this property is ideally suited for someone wanting to escape the city and move to a home with top end quality that you rarely see in rural Oklahoma. Most of our clients have to buy raw land and then have us build them a home to get this level of detail and craftsmanship. This is one of the few times that you can step right into a home of this level immediately.
