An electric powerline runs through the property.  Nearby water wells produce as much as 700 gallons per minute of pure Arbuckle Simpson water.  This mineral rich water source alone is a great asset to anyone looking to homestead.    It is fenced but they are in need of repair.  The neighbors are larger ranches, and as such, this property would be ideal for someone looking for a very quiet, secluded spot to pursue your dreams in peace and tranquility.
