Over the years The Land Doctors have been seen their fair share of cattle and horse ranches. These ranches have ranged from large, gritty, hardworking, ranches to pristine show places; fit for the movie screen. It isn't very often we come across a listing that can do both, until now. Welcome to Grand Meadow Ranch. 

Grand Meadow Ranch is a 303-acre ranch located approximately 60 miles from OKC and 175 miles from the Dallas, Ft. Worth Metro Area. In the beginning, this ranch started as a dream project of perfect opulence for the original family that built it. The current owners, being stewards of the land, have taken this ranch and built on this standard, creating one of the most productive and thoughtfully designed working cattle and horse ranches in the area. Thanks to the design and productivity of this ranch the current owners can carry approximately 60 cow/calf pairs, and 30 head of horses while still making hay on a portion of the ranch. The productivity of this ranch starts with a base of class 2 and 3 soils with little elevation change, transitioning from fine loamy soils to heavier clay loam soils in some parts of the ranch. From there, the current owners have used smart management practices such as rotational grazing, fertilization and weed control to keep the grasses and soil profile healthy and productive. The grasses on this ranch are highly improved and mostly consist of a high yielding variety of Bermuda with some fescue in and around the pecan grove which is home to over 300 income producing pecan trees. 

In addition to their intense management practices, the current owners have also designed the ranch to enhance the rotation and flow of the stock. The ranch is cross fenced into approximately 10 pastures that all funnel to a central covered working pen on the East side of the ranch. The strategically placed gates and lanes allow you to rotate pastures or bring cattle easily from all pastures of the ranch back to the working pens. While the current owners do much of their work horseback, the lanes are wide enough to accommodate 4 wheelers and side by sides, if you prefer a Highbrow Honda to a Highbrow Cat. 

Tract 1 is the main headquarters of the ranch, has all the major improvements and is where a lot of the work gets done. It's here you will find a 40x80 shop building with 20-foot lean-to's on both the North and South sides, a 100x120 barn, a smaller, open sided barn with 8 runs and 4 smaller traps that funnel back to the working pens.  The shop building is heavy built with concrete throughout. The large roll up doors are tall and wide enough to accommodate large equipment. The shop is well insulated and is outfitted with a propane tube heat system which means you have a warm and dry place to work all winter long. If you are looking for a dedicated office space outside of the home, there is a bathroom, climate-controlled office space and extra storage on the East side of the building.

The main livestock barn serves many functions and while working cattle alone is never ideal,  it is designed so that one person could safely and easily push cattle through without much trouble.  Adjacent to this working system is a small indoor arena where the current owners spend much time working with the young horses in the herd. The north 1/2 of the barn is divided into 3 primary areas: the vet and tack room, an equine treatment area with 2 stalls and hay storage.  Directly adjacent to this barn is a long, 3-sided shed, that has been divided into 8 turnout stalls complete with automatic waters in each pen. There are also three 70x250 turnout areas, each with water, and 30ft 3-sided loafing sheds. Rounding out the headquarters area is a 150x270 outdoor riding arena set up for roping with a return alley and holding pens, an additional solid sided 125ft round pen, and a hay yard round out the improvements found here.

We saved the best part of this ranch for last. At the end of a long day there is nothing better than coming into a home that feels more like a resort. This custom designed 6 bedroom, 4 1/2 bath home is just under 5000 sq ft in size and has everything you would expect in a home of this size. You enter the home from a large, covered porch into a grand foyer area. From here the home flows into a large living room with custom built in's and on to the rear covered porch, overlooking the pool area. The large kitchen and dining area is adjacent to the living room and is complete with travertine tile floors, granite counter tops a large pantry and an additional butler's pantry. Directly from here is where you will find a large laundry room and access to the attached 2 car garage and main control room that houses the main control system for this smart home and whole home generators.

Tract 2 consists of 147 acres divided into five pastures with four ponds ranging in size from a quarter acre to 2 acres.  This tract has frontage on Highway 19 and Byars Road.
