Cattail Creek Ranch is a 38.5 acre property located in Bromide, Oklahoma-just a two hour drive from either the OKC or Dallas metro and a short 35 mile drive from Durant, Oklahoma.  This area of Oklahoma is beautiful, with elevation changes throughout the region that give each property a unique look and feel. Nestled at the foot of a large hill, Cattail Creek presents the buyer with several different options.  The 38.5 acres is largely open, with class two soils that contain a mixture of Burleson clay as well as several other soil types.  The property has been traditionally used for cattle, but with the scattered timber and wet-weather flowage area on the south end of the property, one could easily see a secluded homesite in this area looking out at the beautiful hills to the north.  The open nature of the property gives the future owner complete domain over how they'd like to develop in the future.  

Bromide was historically a resort destination known for its healing springs.  A spring located at the base of a nearby hill feeds a creek that flows through the property.  This spring fed creek supports a dense growth of cattails.  We noticed that the creek has largely silted in but could be easily deepened and widened to create a great spring fed water feature on the ranch.    

You'll also find that Cattail Creek features a shallow cow pond on the southern end that's currently dry, but this area could easily be improved with a little work-the Land Doctors construction crew is always standing by should you need a little help.  Fences are in generally good shape, but there are a few areas that could some TLC.  This property features county water and electric and is easily accessed via a road that runs the northern length of the property and another that comes to the southwest corner of the property.
