Description

The minimum stalking horse bid of $1,502,870 has been entered and accepted for a portion of this parcel and an adjoining 120-acre parcel.  Qualified, non-contingency bids are due by December 5, 2022 at 5:00 p.m.  The initial overbid is set at $1,567,927.  If an approved overbid is received, a live auction will be held on December 12, 2022.  

This parcel is the northeastern portion of the Canadian River Ranch. This portion of the ranch is the most densely wooded and least improved part of the complete ranch.  It stands as the purest hunting parcel.  Steep and rugged with Limbo Creek cutting a flat creek bottom through the center of it, this parcel has a great combination of timber types that provide both bedding and acorns.  The property is partially high fenced and has a single corner that touches a public road.  An entry and road would need to be created in this area to access the trail system that has been recently established on this parcel.  The next owner would need to cut additional trails and add whatever improvements desired as this part of the ranch has been relatively untouched.  The video is for the entire 11,400 acre Canadian River Ranch listing but gives you a good feel for the terrain and density of cover.  The black outlined tracts represent parcels that will convey an undivided interest of ownership.  We can place interested bidders in contact with the other holders of undivided interest in these parcels so that arrangements can be made to purchase their interest after the auction.
