Description
Buck Meadow Ranch is a 240 acre property located 4800 feet west of Highway 75, about a mile northeast of Gerty, OK, 100 miles from OKC or Tulsa and 150 miles from DFW. The ranch is 1/2 mile wide and 3/4 mile deep with 1/2 mile of frontage on County Road 149 along its south boundary. This location makes it a quick and easy drive to and from nearby metro areas.
Now, on to the land. Some places just have the right look. Buck Meadow is one of those places. Three unnamed feeder creeks cut through the woods of the property and flow into Salt Creek. This creates a very pleasant roll to the land with a blanket of massive old hardwoods lining the creeks. There are red oaks on the property that are legitimately 2 to 3 feet in diameter with circumferences of 6 to 9 feet! We don't typically see trees this large in Hughes County except on ranches that have great soil. On most ranches, the vast majority of the fertile soils were cleared years ago for pasture. Therein lies the secret sauce of Buck Meadow Ranch, the deepest most productive soils of the ranch remain in a natural state supporting the wildlife with a bountiful supply of acorns. Approximately 75 acres of the ranch has been cleared for pasture and hay meadows; and the fences are in decent shape. A small shed sits near the southwest corner of the property.
We have been selling land in this neighborhood of ranches long enough to know that the deer hunting is top notch. The property has been leased to a conscientious hunter for several years. His feeders, stands and blinds will be removed prior to closing. The good news is that the next owner will benefit from his efforts to attract and manage the deer population.
Wild hogs are also abundant. Some people like hunting pigs and some don't. If you are into the guilt free pleasure of managing free range pork chops, then the hog wallows, large areas of uprooted sod and pig tilled soil will be a welcome sight. The large trees, creeks and open meadows of the ranch are also ideal for wild turkeys. There are also a few wood ducks that visit the ponds. We will be setting up cameras to start documenting the wildlife and will add those photos to the listing over time.
In addition to the creeks, four small stock ponds provide a steady source of water for the animals. If you are looking for larger water, there are multiple locations on the ranch to build a 3, 6 or even 9-acre lake. We like the 6-acre lake site best as it would create an ideal setting for a home or group of homes for larger families. With 100 feet of elevation change, the property also has some really nice view looking toward the ridge on the north edge of the property. Water and electricity run along the road frontage and a two-bedroom mobile home sits near the center of the land just north of the county road. A natural gas well is located on the very southeastern corner of the property but is fenced off and would offer no disturbance to peace and tranquility of the remainder of the land.
