Blue River Sanctuary
Description
The Blue River Sanctuary is a 200-acre property located in Johnston County, approximately halfway between Folsom and Nida on the Blue River. Located just north of Kenefic, OK and 3000 feet west of State Highway 48, this property is an easy one-hour drive from the Northeast Dallas Metro. The property is accessed via a private section line road that is used for this property and one beyond it to the west. The eastern edge of Blue River Sanctuary lies approximately 750 feet from the county maintained Folsom Road.
Blue River Sanctuary is a nice combination of upland and Blue River bottom land. The upland portion of the ranch starts at the northern end and generally slopes down to the south and west toward Blue River. Three meadows measuring approximately 10 acres in total lie near the northern boundary of the property along a small drainage. The meadows are mostly open and look ideal for creating food plots. The other 90 acres of uplands is covered with a blanket of mature white oaks, red oaks, and black walnuts as well as other smaller hardwood species. There are also a few evergreens on the property including Loblolly Pine planted along the access road. The forest is a mixture of open park like areas under the full canopy of the large trees and thicker bedding areas consisting of a mixture of vines and scrub brush.
During our exploration of the property we found many rubs, scrapes and trails. It appears that deer are using the upland area for bedding and then moving down into the river bottom to feed and water. In addition to the mast crop, there are also many native pecan trees growing in the 35 wooded acres that run along Blue River. These trees provide small pecans that are high in fat content for wildlife. The meadows that are located on each side of the river range from waist high grass to areas where pecan saplings are starting to take over. Both of which are great cover for wildlife.
True to its name, the property features approximately 2900 feet of Blue River frontage. About 40 acres of the property are on the west side of the river. Currently these meadows are accessed from the west, but we think it would be relatively simple to create a low water crossing to more conveniently access it from the east.
Whether you are raising livestock, growing crops of managing wildlife, your success is ultimately tied back to the soils on the property. Half of Blue River Sanctuary has fertile Class 2 and 3 soils that can support everything from row crops, pecan groves, hay meadows, grazing or wildlife at a high level. The remaining areas on the ranch are ideal for supporting the mixed hardwood forest now growing on it.
